Data sources

- MLIT Real Estate Information Library (国土交通省 不動産情報ライブラリ)
Contract prices for condos and houses, and questionnaire prices for land. Town or city centroid only.
- Geospatial Information Authority of Japan (GSI, 国土地理院)
Planned source for address geocoding.
Limitations & FAQ
- Is this an appraisal?
- No. Tokyo Bonanza gives an informational estimate. It is not a real-estate appraisal (不動産鑑定評価) and should not be used as one for loans, tax, inheritance or legal purposes.
- How current is the data?
- Contract prices are published quarterly and lag the market by months. The loaded file runs through 2026 Q1.
- Why is the range wide for some areas?
- Where few transactions are recorded nearby, the estimate relies on less evidence. We show a confidence level and flag low-confidence results.
- Does it consider condition or renovation?
- No. Interior condition, renovations, floor level, view, orientation and management quality are not captured.
- Is the estimate guaranteed?
- No. Actual sale prices can differ from the estimate. For a decision, consult a licensed appraiser or real-estate agent.
